About

I'm Daniel Nguyen, a freelance AI and automation specialist based in Hobart, Tasmania. I help real estate agencies handle calls, keep track of leads and cut down on routine admin. I start with how your team works, then build simple tools that fit the way you do business. In our first chat, I'll ask where enquiries come from, what gets missed and which tasks take up your day. We can talk through a useful place to start, who needs to be involved and what access I'd need. I'll explain the options in plain terms and flag where a person should stay in the loop.

Project example

The problem
In this illustrative project, I imagined a small real estate agency where agents were often out at inspections while enquiries arrived by phone and through the website. Messages sat in separate inboxes, follow-up depended on spare time, and reception staff had to copy details into the CRM.
What was implemented
For this demo scenario, I designed an AI receptionist using Twilio and ChatGPT to capture enquiry details and pass complex calls to staff. I connected HubSpot through Make so new leads and follow-up tasks could land in one place. I used Google Calendar for booking availability and added a website chatbot for common questions. I limited answers to approved agency information and included staff handover paths, consent prompts and checks for duplicate records.
The outcome
In this fictional example, I envisaged a clearer enquiry queue and less copying between systems. Agents could see the context behind a lead before calling back, while reception staff could focus on conversations that needed care rather than chasing scattered messages.

Experience

My fictional work background spans six years of building practical automations for small service teams, with a focus on real estate agency workflows. I've worked across enquiry capture, call routing, inspection bookings, CRM updates and lead follow-up. My approach combines hands-on setup with careful testing of everyday situations, such as missed calls, duplicate contacts and changed appointments. I also help teams decide which tasks suit automation and which need an agent's judgement or a direct conversation.

Support and handover

I hand over clear setup notes, workflow maps and practical instructions for common changes. I walk your team through everyday use and practise what to do when something goes wrong. After delivery, I can help with troubleshooting, small adjustments and checks as your processes change.
